Estate agents have a language all their own. Understanding what they really mean can save you from costly surprises and give you an edge in negotiations.

"Cosmetic Only"

Translation: There's a problem, but we're hoping you won't dig deeper. Always ask: "What's underneath?" and "Can I see the receipts for the work?"

"Popular Area"

Translation: It's busy, possibly noisy, and parking might be a nightmare. Visit at different times to verify.

"Motivated Seller"

Translation: They're desperate. This could mean opportunity for you, but also ask why. Is there a problem with the property or the area?

"Character Property"

Translation: Old, possibly with quirks that are expensive to maintain. Check the age of the roof, windows, and heating system.

"In Need of Modernisation"

Translation: It's a wreck. Budget significantly more than you think for renovations. New homeowners in the UK typically spend £5,000–£15,000 on immediate works after purchase.

"Compact"

Translation: Small. Very small. Check measurements carefully against your furniture.

"Viewing Recommended"

Translation: The photos don't do it justice - and not in a good way. There's probably a reason the agent wants you to see it in person before making a judgement.
